New Home Owners – Do Not Skip the Inspection!

Everyone has their “go to” people, and a key one in my business is Jim Scott of Scott Home Inspections. Like a well organized, knowledgeable resource, Jim sends occasional emails and posts that are helpful to me and my clients. This one popped in my emailbox this morning. To be honest, Jim and I have argued about whether a new home owner should get an inspection upon moving in. I tend to think having one before the warranty runs out is sufficient. Regardless, you need a home inspection….either upon purchase or before the warranty and builder run out!

Here’s what Jim has to say:
I thought this would be a good time to remind you of the importance of getting an inspection on new construction. Quite often the lender may not require one, but it is always in the clients best interest to to invest in one. Buyers may not understand that although the residence is brand new, there may be defects which can become costly repairs in the future. After all, the builder and their team of sub-contractors are human and errors can occur.

Most builders offer home warranties, these can range from twelve months to ten years and are generally system specific. For example, a roof may have a ten year warranty/guarantee, but a retaining wall may only have a year of coverage. Without an inspection being performed prior to the warranty/guarantee expiring, the homeowner may be left with no recourse for repairs.

Recently we provided an inspection for a client at eleven months post purchase, in order to be certain the home still met standards and had not developed damage since the buyer took possession. This was a very good call, as the retaining wall behind and uphill from the home had not been properly set and water was causing erosion of the soil. Water was running downhill into our clients crawl space as well as along the side yard, washing soil and bark into the street. The potential for damage to the foundation was very real, in fact a section had settled and caused a wall to become uneven. This could be an excessively costly repair down the road had the defect gone unnoticed.

Okay….that was fun.

Over the weekend I attended the Gig Harbor Film Festival.  As a film fan (see former blog post) you would think this would be a no-brainer, but I don’t really look forward to film festivals.  Scanning the program isn’t the same as seeing enticing trailers in the theater, so deciding on which films to see can be a bit of a crapshoot….and a little stressful.  But I took the gamble and was really delighted with the films I saw this year.

I applaud the films featuring local regions and people.  Cement Suitcase was poignant and funny, as it described the somewhat dismal life of a young man living in the Yakima Valley.  My friend and I got a kick out of seeing the Airfield Winery and many local Yakima Valley sites.  Writer/Director Rick Castaneda shared that he appreciated the tremendous local support which is why he centered the film near his hometown of Granger, WA.

Everything Went Down starred Noah Drew, Indie-rocker Kate Tucker,….and Bellingham.  Wow, B-ham looked awesome on film!  Kudos to Director Dustin Morrow for this modern styled musical.

Finally, what a thrill it was to see the documentary of local rock photographer, Jini Dellaccio, in Her Aim is True.  Karen Whitehead directed a first class film blending old and new, color and black/white, spoken word and music.  Having Jini (96-years-old!) and singer Merilee Rush at the showing made it even more special.

Thank you to all who planned and executed this fun festival.  I know there is a year’s worth of work to get to the actual festival, and it seemed to go flawlessly.   My only request is that next year order a little rain so I feel less guilty about sitting in a movie theater all weekend.  :)

Sneaking off….

Grand Cinema
One of my favorite things to do is watch movies….but not in the Cineplex, and not the big blockbusters. I love to watch really good movies at my favorite place, The Grand Cinema.

If I’m a good girl and get my work done early, I’ll sneak off to The Grand near the corner of Fawcett Ave and 6th St in Tacoma. I usually go alone. I usually pay a whooping $4.50 for admission. And I usually get a free bag of popcorn. Yup, I said free. As a member, you get some nice perks such as discounted ticket prices and a free bag of fresh popped corn topped with real butter. My son buys me a membership every year for Christmas. He knows how much I love going to movies, something he also enjoys. We rarely go together, but we do discuss films them afterward. Hey, modern communication!

Just in the past weeks I’ve seen James Gandolfini’s final film “Enough Said” (4 stars for middle agers); “Populaire” (fabulous French film about speed typing in the 1950′s); “The Butler” (you know this one); and Woody Allen’s latest “Blue Jasmine” (not a WA fan, but liked this very much). I told you….I see a LOT of movies.
